- Read the entered payment ratio together with headroom or excess against the target.
KRW 50 million income and KRW 15 million repayments
- Input and settings
- Income KRW 50,000,000; mortgage payments 12,000,000; other payments 3,000,000
- Result
- DSR 30%; KRW 5 million annual headroom against a 40% target
The target is a user-selected comparison, not a lender’s underwriting decision.
The numerator includes principal and interest
Entering only interest understates repayment burden. Include both principal and interest, together with annual payments on nonmortgage borrowing such as personal or auto loans.
Lenders can apply regulatory term or principal-conversion rules to bullet loans and credit lines that differ from actual payments. This tool calculates the entered amounts rather than substituting those loan-specific conventions.
How this differs from stress DSR
Stress DSR includes additional assumptions such as rates intended to account for future changes. This comparison does not select current region-, lender- or product-specific limits and stress rates automatically.
Positive headroom does not mean that additional borrowing of that amount is available. Income recognition, collateral, credit conditions and regulatory repayment conversions are separate parts of actual underwriting.
Common questions
What does negative headroom mean?
Entered annual payments exceed the selected target. This does not determine whether an existing loan is unlawful or a new one will be approved or declined.
